Our Process

8 STEP DESIGN AND CONSTRUCTION PROCESS

Stage 1. Initial Inquiry

For us to best assist with your inquiry we will need some information from you. We will email you a project questionnaire.  This will help us provide you with the most accurate and helpful information for your building project.  Once we receive your completed response we’ll call to arrange a time to meet for an initial consultation to discuss you project further.

Stage 2. Full Consultation

During our initial consultation Adam will meet you onsite or at your home  to discuss your ideas and desires for your new home. Adam will discuss with you the desired outcomes for the proposed project. He will also discuss building design, dreams and visions and any other factors that will impact the final design of your new home. At the completion of this consultation Adam will discuss a preliminary agreement which will allow us to proceed to the next stages that include concept sketch, formal plans, engineering & footing design, site survey and the preparation of a fixed  price quote.

Stage 3. Drafting Consultation & Concept Design

We will brief our drafts-person what you and Adam discussed at the initial consultation and our Drafts-person will contact you arrange an appointment. At this meeting your requirements will discussed further. After this meeting you will receive a concept sketch and floor plan for your discussion , review and approval. Adam will be involved in this process with you and the drafts-person to ensure we achieve all the desired outcomes for your new home. At this stage we will also obtain other documentation as required including Sewer and any adjoining council drain locations from council and relevant authorities. A land survey from a licensed contractor including: Feature survey, features of adjoining properties, vegetation, buildings etc. Title re-establishment survey  and a contour survey to the Australian Height Datum (AHD)

Stage 4. Finalisation of Documentation and Formal Quotation

At this stage we will complete final plans including floor plans, elevations, sections and electrical plans. We can also complete cabinetry designs, internal and external space planning and colour consultation if required. Engineering, footing & slab design , Council approval costs and energy rating assessment report are acquired during this stage. At the completion of this stage Adam will issue you with a fix priced construction quote and specification to complete your dream home.

Stage 5. Contract & Approvals

Upon your acceptance of formal quotation a building contract (HIA or Master Builders New Home Contract) will be drawn up and signed along with Final Construction Plans, Engineering, Specification and any other relevant documentation by both you and Adam . An invoice for payment of the deposit issued and once payment is received we will obtain all relevant building approvals and prepare to start construction. At this time you will receive your log in details to our online, Smartphone and tablet app that will give you access to your project schedule, updates, photos, make your fixtures and fittings selections and also allow you to communicate with us as often as you require during the construction process.

Stage 6. Construction

Stage 7. Practical Completion & Handover

The most exciting stage of your new home build is the handover. Adam will meet you onsite and do a walk through final inspection with you prior to you receiving the keys. You’ll be taken through all the features of your home allowing you to see firsthand the level of detail and quality of finishes AMH achieve on all their new homes.  At the handover you will receive a handover kit which includes all certificates, warranty booklets for your new appliances and all documentation relevant to your new home.

Stage 8. Our ongoing commitment

At Adam Mason Homes we know you will be 100% happy with your completed home. We contact you during the 6 months post completion maintenance period and if necessary, arrange to rectify any minor settlement and adjustment issues which are not deemed as normal. We will still be available for you to contact us with questions or queries you may have with your new home, long after handover.
